How to Handle a Plumbing or Power Problem in a Furnished Medellín Apartment

An escalation checklist for water leaks, power failures, internet outages and rental-manager response times.

When a furnished apartment works well, nobody thinks about its plumbing or electrical panel. When it fails, the difference between a manageable inconvenience and a ruined stay is usually the quality of your agreement and the clarity of the contact list. Ask about repairs before you book, not after the first outage.

Know what is urgent and what is merely inconvenient

A serious leak near electrical equipment, exposed wiring or a gas smell calls for immediate safety action and trained help. Leave a dangerous area and contact local emergency services or building staff rather than attempting repairs. For a minor dripping tap or weak Wi-Fi, use the written maintenance procedure. Photograph the issue with a timestamp, explain what you have observed, and avoid diagnosing a hidden problem yourself.

Get response expectations on paper

Ask whether there is a staffed front desk, a manager, an after-hours emergency number and a backup if the main contact does not answer. Clarify who authorizes technician access, whether you must be home, and how urgent issues are triaged. The operator should be able to explain what happens when a repair makes a room unusable and whether temporary accommodation or compensation is considered under the agreement.

Prepare a simple outage kit

Keep a charged phone, flashlight, drinking water as needed, and an offline copy of the building address. Know whether the building’s elevator works during outages and whether there is a backup power system for vital common areas. If electricity is necessary for medical equipment, discuss appropriate independent contingency planning with your clinician and the operator before reserving that unit.

Before you commit: the six-point checklist

  • Save two maintenance contacts, including after hours.
  • Locate the water shutoff and breaker only with permission.
  • Ask how elevator access works during outages.
  • Document defects immediately with photos and dates.
  • Clarify repair access and emergency accommodations.
  • Never attempt unsafe electrical or gas repairs.

A practical next step

Useful message: “There is water coming from under the kitchen sink. I have stopped using it and attached photos. Please tell me who is responding and when; if it is unsafe, I will leave the unit and contact building emergency staff.”
